友阿股份(002277.SZ)子公司擬參與土地競拍及投建“邵陽友阿國際廣場(二期)”
格隆匯8月23日丨友阿股份(002277.SZ)公佈,公司的控股子公司湖南邵陽友誼阿波羅有限公司(“邵陽友阿”)為解決“邵陽友阿國際廣場”停車位不足的問題,提升市場競爭力,擬參與“邵陽友阿國際廣場”相鄰的掛牌地塊的競拍,並在競得該地塊後進行“邵陽友阿國際廣場(二期)”(“項目”)的開發。
公司於2019年8月22日召開第六屆董事會第四次會議審議,審議通過了《關於控股子公司參與土地競拍暨投資“邵陽友阿國際廣場(二期)”的議案》,同意邵陽友阿投資建設“邵陽友阿國際廣場(二期)”,項目總建設投入(含土地成本)約3億元人民幣。
項目用地位於邵陽市雙清區鐵砂嶺(緊鄰“邵陽友阿國際廣場”);掛牌出讓面積11109.44平方米;出讓規劃用途:商業/住宅;出讓年限:商業 40年/住宅70年;容積率:1.0≦R≦5.5,建築密度≦33%,建築限高≦100米;掛牌起始價:8360萬元。
“邵陽友阿國際廣場(二期)”緊鄰“邵陽友阿國際廣場”,擬建總建築面積約8.33萬平方米,其中:商業建築面積為0.71萬平方米,住宅面積為5.39萬平方米,地下停車場面積約2.23萬平方米(上述建築面積均以建設的實際面積為準)。
該項目總建設投入(含土地成本)約3億元人民幣,資金來源為公司提供的財務資助、銀行借款及預售房產回籠資金。
“邵陽友阿國際廣場”自2017年1月投入運營以來,已成為邵陽市民購物的首選,但因前期地塊規劃和地質條件的限制,導致停車位嚴重不足,在節假日高峯期,地下停車場完全飽和,經常發生嚴重堵車現象,不僅影響消費者的購物體驗,更是嚴重製約了購物中心未來的發展。邵陽市城鄉規劃委員會在2015年下發的關於“邵陽友阿國際廣場”地塊相關規劃的文件中建議:若該項目用地因地質條件不能再下挖修建地下停車庫,則可收購相鄰土地建設停車場來滿足本地塊停車需求。邵陽友阿通過參與“邵陽友阿國際廣場”相鄰掛牌地塊的競拍,並在競得該地塊後進行二期的開發,將二期地下停車場與現有地下停車場連接,不但可解決“邵陽友阿國際廣場”目前停車位不足的問題,進一步提高邵陽友阿在邵陽的市場競爭力,還可獲得一定的投資收益,符合公司發展戰略。邵陽友阿投資“邵陽友阿國際廣場(二期)”項目不會對公司未來財務狀況和經營成果產生重大影響。
