格隆匯8月23日丨新城控股(601155.SH)發佈2019年半年度報告,實現營業收入170.64億元,同比增長8.29%;歸屬於上市公司股東的淨利潤25.92億元,同比增長2.13%;歸屬於上市公司股東的扣除非經常性損益的淨利潤20.51億元,同比增長2.54%;基本每股收益1.16元,經營活動產生的現金流量淨額為-67.01億元,上年同期為-91.36億元。
報告期內,公司完成合同銷售金額1224.18億元,同比增長28.44%;實現合同銷售面積1049.52萬平方米,同比增長35.50%,根據克而瑞信息集團(CRIC)發佈的《2019年1-6月中國房地產企業銷售TOP200》排行榜,公司上半年房地產合同銷售金額和麪積在全國地產企業中排名第8位。公司在各大深耕城市市場佔有率較去年同期都有顯著增長,在江蘇、上海、天津、湖南、山東、浙江、湖北和安徽等省份,公司已躋身所在區域TOP10,其中公司在蘇州、上海及常州等城市相繼完成百億銷售。
報告期內,公司新開業吾悦廣場2座,截至報告期末,公司累計開業吾悦廣場達到44座,已開業面積達411.03萬平方米,同比增長63.06%;上半年實現租金收入17.41億元,同比增長104.52%,出租率達98.49%。報告期末,公司已實現116座開業及儲備的吾悦廣場對77個大中城市的覆蓋。公司住宅開發與商業運營優勢互補、協同共進,構築了公司可持續發展的核心競爭力。
同時,公司通過招拍掛、收併購等方式積極拓展土地資源,對各大城市羣進行前瞻性佈局,儲備高潛質項目,在2019年上半年新增土地儲備80幅,總建築面積達2459.20萬平方米,平均樓面地價為2989.76元平方米,進一步夯實了區域縱深,為公司平穩增長、站穩行業第一梯隊打下了堅實的基礎。
報告期內,在政策調控、融資渠道持續收緊的情況下,公司在保持銀行開發貸等傳統融資渠道的基礎上,積極拓展各種融資方式。公司在報告期內成功發行21億元公司債(綜合票面利率為5.45%)、總額度為6億美元的高級美元債券(綜合票面利率為6.63%)、15.58億元的交易商協會ABN(優先級票面利率為6.8%)、10億元中期票據(票面利率為6.0%)、6億元超短期融資券(票面利率為4.3%)。此外,公司積極申報發行中期票據、公司債等各種融資方式,報告期內公司已獲得證監會核准的公開發行總額不超過80億元公司債券的批覆,保障了公司在穩健經營及高質量發展過程中的資金需求。截至報告期末,公司金融機構借款及債券類直接融資平均融資成本為6.48%。
截至報告期末,公司總資產4233.20億元,淨資產563.15億元。報告期內,公司實現結算面積264.51萬平方米,實現結算金額274.77億元(含合作項目)。公司共實現34個子項目竣工交付,竣工面積為404.10萬平方米;共339個子項目在建,總建築面積達8849.40萬平方米(含合作項目)。截至報告期末,公司已售未結轉面積為2959.51萬平方米(含合作項目)。
