陽光股份(000608.SZ)發佈半年報 淨虧損2579.1萬元
格隆匯8月23日丨陽光股份(000608.SZ)發佈2019年半年度報告,實現營業收入約1.08億元,同比下降31.18%;歸屬於上市公司股東的淨虧損2579.1萬元,上年同期為盈利5878.2萬元;歸屬於上市公司股東的扣除非經常性損益的淨虧損3691.1萬元,上年同期虧損5781.5萬元;基本每股虧損0.03元。
2019年上半年,中國經濟在國際貿易摩擦依然嚴峻的外部形勢及內部經濟轉型壓力下,運行基本平穩。根據國家統計局初步數據,上半年全國GDP實現約45.1萬億元,同比增長約6.3%,其中第一季度同比增長約6.4%,第二季度同比增長約6.2%。雖然經濟增速有所放緩,但經濟結構持續優化,新消費、服務型消費增長快速,消費對經濟增長的貢獻超過60%。下半年,貿易摩擦的持續性和不確定性依然存在,經濟增長的外部壓力依然較大。但隨着大規模減税措施的實施、關税水平的大幅降低以及新型產業的投資帶動,下半年經濟增速有望企穩。
2019年隨着房地產長效機制的逐步建立,以及防範金融風險、引導資金脱虛入實的宏觀政策,房地產行業面臨諸多調整。在各家銀行陸續提高個人住房按揭貸款利率,金融機構限制信託等非標類融資,以及公司債兑付高峯的來臨,房地產企業的資金面將比2018年承受較大壓力。隨着政策引導及扶持,越來越多的企業嘗試長租公寓類等新業務,單一的住宅開發銷售業務未來將遇到越來越多的挑戰和風險。商業經營性物業市場,將持續受到電子商務的影響,只有特色類的“剛需”類消費項目才能得以存活。老舊或經營不善的商業物業都將面臨閉店調整的命運。辦公樓市場總體穩定,但面臨經濟發展和企業擴張放緩、城市更新等特色辦公項目入市競爭的影響,辦公物業的空置率有所提高,租金面臨一定下滑壓力。同時隨着共享辦公及樓宇智能化的發展,傳統辦公項目將面臨壓力。
2019年上半年,房地產市場銷售增速同比有所放緩。規模以上龍頭企業增速出現分化,不同規模量級以及不同公司性質的公司增長也出現分化。土地市場前高後低,隨着地產非標融資收緊及公司債集中兑付壓力,預計下半年土地市場將繼續趨於理性。房地產市場集中度進一步提高,2019年上半年銷售規模過千億企業超過12家,預計全年千億企業有望達到40家,Top100企業門檻將大幅提高。
2019年上半年公司各項經營工作穩定,並根據公司具體情況轉讓了北京北苑項目所持股權,同時及時收回了濟南建大項目原有一級開發土地收儲投資。
