世茂股份(600823.SH)半年度淨利潤升9.80%至15.86億元
格隆匯8月22日丨世茂股份(600823.SH)發佈2019年半年度報告,實現營業收入128.21億元,同比增長5.54%;歸屬於上市公司股東的淨利潤15.86億元,同比增長9.80%;歸屬於上市公司股東的扣除非經常性損益的淨利潤13.39億元,同比增長8.86%;基本每股收益0.42元。經營活動產生的現金流量淨額40.76億元,同比增長179.73%。
公司實現物業銷售收入121.07億元;實現非物業銷售收入7.14億元,非物業銷售收入在公司整體營業收入的佔比達到5.57%。
報告期內,公司實現簽約額122億元,同比減少24%,完成年度目標的41%;實現銷售簽約面積約57萬平方米,同比減少34%。報告期內,公司項目開發有序推進,公司房地產開工面積約87萬平方米,同比增加14%;竣工面積約38萬平方米,同比增加53%;公司房地產出租面積約153萬平方米,取得租金收入約3.55億元,綜合出租率約為88%。報告期內,公司分別獲取了南京G02地塊項目、杭州蔣村項目、昆明官渡區項目、張家口懷來項目等多處商業及商業綜合體項目,截止到6月末,公司持有的土地儲備已超過1391萬平方米,成為公司後續發展的有力支持和資源保障。
在日趨激烈的商業地產競爭環境中,公司商業運營管理始終保持穩中求進,通過探索多元業態、存量提升改造等形式,以穩健有序的姿態在行業領域中進行拓展和更新。報告期內,濟南世茂廣場實現銷售額7.5億元,同比增長14%,客流1067萬人次;項目定位“潮領泉城·歡樂世茂”,不僅將國內外領先的消費業態轉變為濟南市民休閒生活中現代美好體驗,還不斷引進優質知名品牌,融匯更多消費亮點;上半年度新租品牌82家,面積逾5600㎡,引進6家知名連鎖品牌的山東首店;上半年場內15家品牌獲得山東省銷售冠軍、21家品牌獲得濟南市銷售冠軍。廈門海峽世茂Emall上半年度銷售額1.7億元,同比增長23%,累積客流達382萬,同比5%;項目上半年完成招商調整26家,面積逾3000㎡,吸引多家首進福建及廈門的知名品牌入駐。南京雨花世茂智匯園入市半年以來出租率持續攀升,已簽署趨勢科技、中信銀行、智聯招聘、德州儀器、第一財經、航天科創等多家知名企業。此外,報告期內,在項目上落子第一個世茂自主的聯合辦公品牌“茂空間”,部分打破傳統辦公空間,以“有限空間”實現無限創想”,為中小企業客户提供輕奢體驗、靈活高效的一站式辦公服務。
