格隆匯8月21日丨北辰實業(601588.SH)發佈2019年半年度報告,實現營業收入85.49億元,同比增長56.28%;歸屬於上市公司股東的淨利潤12.85億元,同比增長101.44%;歸屬於上市公司股東的扣除非經常性損益的淨利潤12.81億元,同比增長116.24%;基本每股收益0.36元。
2019年上半年,公司積極推進品牌擴張、低成本擴張和資本擴張的三大戰略,發展物業加速發展,投資物業穩健運營,創新業務探索前行,資產規模、收入和利潤持續增長。報告期內,公司發展物業可結算面積大幅增加,公司實現營業收入、利潤總額、淨利潤均大幅增長。
公司深入研究政策走向,研判市場發展趨勢,堅持快週轉的運作目標,採取有針對性的營銷手段,收入及利潤實現大幅增長。2019年上半年,因可供結算面積增加,發展物業實現營業收入71.95億元(含車位),同比上升73.42%,税前利潤為人民幣18.42億元,同比上升86.66%。報告期內,發展物業實現開復工面積723.90萬平方米,竣工面積49.63萬平方米,實現合同銷售金額和銷售面積分別為100.35億元(含車位)和67.77萬平方米。
公司堅持重資產投資型業務與輕資產服務型業務協同推進的發展策略,強化北辰會展功能區多業態聯動式發展格局,加大會展產業鏈延伸的擴張步伐,探索創新型業務支撐的有效路徑,資產的經濟收益和社會效益有所提升。2019年上半年,投資物業(含酒店)實現營業收入13.10億元,同比上升2.81%,實現税前利潤4.24億元。
在宏觀調控力度不減,區域及城市分化愈加明顯的環境下,公司靈活應對,搶抓機會。報告期內,部分城市熱門區域需求釋放回升,帶動成交量上行,長沙、武漢、寧波、無錫分別實現合同銷售金額24.12億元、18.07億元、9.84億元、20.67億元。
公司緊抓市場週期輪動機會,繼續深耕一、二線熱點核心城市,努力擴充長三角、珠三角、環渤海等成熟經濟圈的土地資源,報告期內又成功進入粵港澳大灣區核心城市廣州。截至報告期末,公司已進入北京、長沙、武漢、杭州、成都、南京、蘇州、合肥、廊坊、重慶、寧波、無錫、海口、眉山、廣州等15個城市,總土地儲備793萬平方米,共有擬建、在建、在售項目43個,規劃總建築面積1932萬平方米,形成了華北、華中、華東、西南等多板塊佈局。
