深物業A(000011.SZ)半年度淨利潤升25.04%至1.04億元
格隆匯8月19日丨深物業A(000011.SZ)發佈2019年半年度報告,實現營業收入7.55億元,同比下降8.44%;歸屬於上市公司股東的淨利潤1.04億元,同比增長25.04%;歸屬於上市公司股東的扣除非經常性損益的淨利潤1.04億元,同比增長26.50%;基本每股收益0.1741元。
公司主營業務運行特點
一是地產板塊業績突出,超額完成銷售目標。皇城地產公司上半年銷售再創新高,超額完成半年度銷售任務。其中,金領假日公寓項目上半年累計銷售金額約24億元。前海港灣花園項目、東莞鬆湖朗苑項目在上半年已實現項目清盤的目標,提前並超額完成了年度工作任務。目前正在加緊推進以上三個項目的回款工作。揚州公司上半年按計劃推進湖畔御景項目尾盤清盤、瘦西湖科創生態園區項目落地的工作任務;徐州公司上半年緊圍繞半山御景花園一期項目尾盤去化、二期項目啟動預售的目標開展工作。
二是物業管理板塊迅速擴張,為全國擴張戰略提供強有力的支撐。國貿物管公司上半年自主拓展重慶、成都、北京等地11個物業管理服務項目,新增管理面積約68萬平方米,完成年初制定的拓展面積任務的74%,迅速提高市場佔有率。皇城物管公司上半年新增拓展東莞大朗中心幼兒園、肇慶交行大廈等項目面積約4萬平方米。此外,集團順利開展託管投控物業公司的工作,並取得實質性進展。公司將實現北有保定深圳產業園、東有杭州阿里巴巴、南有深圳灣產業園區、西有重慶京東的產業園區運營管理全國佈局,以點帶面,強力示範,全面推進,公司產業園區運營管理板塊整體實力將再上台階,有望進入全國行業前三序列。
三是房屋資產運營板塊獨立運作,加快培育核心競爭力。集團統籌考慮租賃資產全生命週期的運營方案,高度重視投入產出比,加快培育在長租公寓的核心運營能力,集中精力做大做強租賃業務,上半年租金收入約3100萬元。在擇機尋求新增租賃物業的同時,重點處置存量資產,提高資產經營效益。目前已與福田區人才安居集團簽署人才住房籌集合作協議,以金領項目A 座、福民綜合樓項目作為新的租賃籌集模式試點,並納入福田區2019年人才安居工程計劃。船步街一期公寓項目、福民綜合樓項目、國貿廣場二樓美食城等改造項目也按照計劃推進。
四是其他板塊業務有序開展,多元化經營戰略成效顯著。餐飲公司上半年營業收入約1250萬元,約完成年度預算指標的47%,營業收入較去年同期有所增長;監理公司營業收入約230萬元,目前中介機構正開展審計評估工作,有序推進股權轉讓;吉發倉儲公司營業收入約313萬元;天安公司營業收入約1012萬元。
