《大行报告》瑞信:港府多年首度放松按揭政策 地产股首选恒地及新世界

就香港特首昨宣布《施政报告》,将为首次置业人士放宽由按证公司提供的按揭保险计划的楼价上限,当中九成按揭楼价上限由400万元升至800万元,而八成按揭楼价上限则由600万元升至1,000万元,瑞信发表报告指,《施政报告》对本港房屋政策措施结果大致符合市场预期,但最令人意外是放宽按保计划的楼价上限,为2010年以来政府首次放松物业按揭政策。

该行估计,上述放宽按揭保险计划的楼价上限措施,可加快释放终端用户的需求。该行亦指,本港地产股现股价较每股资产净折让56%,较自2010年以来中位收折让42%有所扩阔,料放宽按保楼价上限措施在本港政治事件持续下,将可提振买家情绪,及为发展商推售新盘带来支持。

瑞信表示,本港地产股首选恒隆地产(00012.HK)及新世界发展(00017.HK),均予「跑赢大市」评级,分别予目标价50.3元及15.2元。
