美联:600万至1,000万元物业最受惠新政 助上车重启换楼链
行政长官林郑月娥今日(16日)发表新一份《施政报告》,宣布放宽按揭保险计划的楼价上限,美联物业行政总裁布少明回应称,欢迎新措施的推出,认为有助首次置业人士上车,达至利民纾困的作用,预期楼价逾600万元至1,000万元物业最受惠,料此类物业的交投比例将增加。
布少明对放宽楼按的措施表示欢迎,认为有助首次置业人士上车,纾缓刚性需求。相信放宽措施对400万元或以下细价楼的影响较少,主要是由於400万元或以下的物业目前已可承造九成按揭,因此今次放宽措施对此类银码物业没有影响;至於逾400万至600万元物业原本已可承造八成至九成按揭成数,因此放宽至九成,相信帮助亦相对较少;逾600万至1,000万元的物业最能受惠於今次放宽措施。
据美联物业房地产数据及研究中心综合土地注册处数据显示,今年首9个月二手住宅注册量中,逾600万至1,000万元占逾30%,预计放宽按揭成数会刺激此类交投比例增加,将有助上车客入市外,相信亦会刺激换楼意欲,有助重启换楼链。
《施政报告》中亦提及「土地共享先导计划」及《土地收回条例》,布少明亦欢迎有关措施,《土地收回条例》主要针对公营房屋供应的增加,而「土地共享先导计划」同时会增加公营及私营供应,均较填海更快增加供应。由於公私营房屋比例调整至7:3後,每年私楼供应目标由1.8万伙下调至1.35万伙,因此新政策或令私楼供应增加,纾缓私人住宅供不应求的情况,有助楼市健康发展。
