《大行报告》大摩:施政报告放宽按保 料支持私楼需求 对地产股影响正面

大摩发表的研究报告指,行政长官宣布《施政报告》,将为首次置业人士放宽由按证公司提供的按揭保险计划的楼价上限,当中九成按揭楼价上限由400万元升至800万元,而八成按揭楼价上限则由600万元升至1,000万元,另外政府亦公布增加土地供应的政策,但认为对短期私楼供应影响有限,因为工程时间一般需要3-4年。

另一方面,政府亦透过加快出售公营房屋鼓励置业,同时亦会提供更多公营房屋供应,相信将可应付部分私楼需求。总体而言该行相信放宽按保楼价上限对私楼需求及楼价有支持,对香港地产股影响亦正面,特别是在减息环境下对发展商有利。 ~
