《大行報告》大摩:施政報告放寬按保 料支持私樓需求 對地產股影響正面
大摩發表的研究報告指,行政長官宣布《施政報告》,將為首次置業人士放寬由按證公司提供的按揭保險計劃的樓價上限,當中九成按揭樓價上限由400萬元升至800萬元,而八成按揭樓價上限則由600萬元升至1,000萬元,另外政府亦公布增加土地供應的政策,但認為對短期私樓供應影響有限,因為工程時間一般需要3-4年。
另一方面,政府亦透過加快出售公營房屋鼓勵置業,同時亦會提供更多公營房屋供應,相信將可應付部分私樓需求。總體而言該行相信放寬按保樓價上限對私樓需求及樓價有支持,對香港地產股影響亦正面,特別是在減息環境下對發展商有利。 ~
