第一太平戴維斯:上季核心區街舖跌租逾一成 銅鑼灣挫17.5%最傷
第一太平戴維斯發布第三季零售租賃報告,指中美貿易戰及近期社會動盪,對訪港旅客人數造成破壞性影響,波及多個行業,零售業首當其衝。展望未來,如果近期沒有解決方案,目前的市場狀況或持續至明年。值得留意的是,2014年「佔中」的負面影響至少持續了12至18個月,但預計局勢一旦緩和,即日往返旅客人數將最先出現回升。
8月份的最新零售數據十分嚴峻,並且顯示比2003年SARS期間的降幅更大,其中珠寶和手錶(按年跌47.4%),服裝、鞋類和相關產品(按年跌32.1%)以及化妝品和藥品(按年跌30%)錄得最大跌幅。奢侈品零售收入平均按年下跌逾50%。但隨著人們減少在外用餐,食品和飲料行業亦未能倖免。除社會動盪之外,持續數月的貿易戰仍在衝擊以出口為導向的香港經濟,GDP增長出現輕微技術性衰退。
與2013年第一季度的歷史高位相比,香港街舖租金下降了54%,而商場租金則更具彈性。第三季度,港九新界所有主要商業區街舖租金均出現雙位數下跌,以銅鑼灣最為嚴重(按季跌17.5%),這主要由於周末及公共假期部分商舖關門或受到嚴重破壞,以往最受內地遊客歡迎的零售店舖訪客大幅減少。尖沙咀(按季跌15%)、旺角(按季跌15%)及中環(按季跌13.9%)街舖租金亦錄得不同程度下跌。
過往三個月,全港商場整體租金下跌14.2%,其中香港跌13.6%,九龍跌12.7%,新界跌幅最大,為16.4%。上水表現相對較好,持續吸引內地遊客,該地區商舖銷售額「僅」下降10%至20%。將軍澳等民生區的商場、餐廳對跌幅相對「免疫」,零售數據與上季相差不大。屯門市廣場亦表現平穩。
該行香港研究及顧問諮詢部主管盛世民稱,目前宏觀經濟不佳,社會動盪持續,目前已有十多個國家和地區對香港發布旅遊警示,一些大型活動及會展被取消或推遲,8月份的酒店入住率較上月大幅下降至66%。內憂外患陰霾籠罩之下,目前零售板塊很難看到任何上行空間,香港作為亞洲零售樞紐的地位受到衝擊。但展望未來,需要留意,儘管中美貿易戰削弱了本地和外來消費,由於本地住宅市場堅挺且利率較低,香港有望繼續保持亞太地區主要零售市場之地位。
該行香港董事總經理及租賃部主管黎達志稱,自2013/14年度出現下跌以來,香港零售市場似乎於2018年出現復甦。然而,由於第三季度零售租金走低,目前看來市場不太可能回暖。看到一些街舖業主正在提供短期和臨時性減租,幅度介乎15%至20%之間,減租期為三個月或更長時間。但商場業主的調租意願較低,並且傾向於觀望。金鐘太古廣場是一個特例,視情況向租戶提供10%至30%的租金優惠。
