内房股逆市造好 上月销售佳融创(01918.HK)金茂(00817.HK)升逾4.5%
中美紧张局势升级,港股今天跟随外围下跌,但恒指跌211点低见25,682,接近上周五盘中低位获承接,现造25,7762,回吐132点或0.5%。不过,上月销售理想的内房股逆市造好,尤其是昨晚收市後公布9月合约销售额年增18%的融创中国(01918.HK)重越20天及50天线(32.6-32.9元),最高见33.77元,现造33.6元,回升4.7%,成交1,128万股。融创9月实现合同销售额按年升18%至629.1亿人民币(下同),销售均价每平方米14,620元。累计今年首九个月,实现合约总销售金额按年升16%至3,694.9亿元,销售均价每平方米14,590元。
中国金茂(00817.HK)9月签约销售金额按年增长83%至156.24亿元人民币,该股一举升破10天、20天、50天及100天线(4.56-4.7元),现报4.74元,续升4.6%,成交1,200万股。
9月合约销售额年增57%至近321亿人民币的世房(00813.HK)股价更连升第六天,最高见25元,创近半年高,现造224.85元,升2.3%。蓝筹华润置地(01109.HK)高见34.2元,现造34.1元,续升2.2%。龙湖地产(00960.HK)续升2.88%报30.85元;龙光地产(03380.HK)升2.1%报11.4元,股价重越10天及20天线(11.3元)。旭辉(00884.HK)回升3%报4.71元,股价重越牛熊线(4.62元)。佳兆业(01638.HK)续升2%报3.66元。
花旗上月初引述第三方调查数据指,34家该行有关注内房企业9月销售按年增长29%,属历史次高,按月也增长25%,远高於该行早前估算增长10%-15%,该行预计10月销售将维持强劲,年增达20%-25%。另外,麦格理上周尾也指龙头内房9月旺季销售强劲,首选龙湖、世房及金茂。
