粵海置地(00124.HK)9.19億元競得江門蓬江區商服及住宅用地
格隆匯9月29日丨粵海置地(00124.HK)公佈,2019年9月29日,公司間接全資附屬公司粵海房地產開發已透過公開掛牌競買程序成功競得目標地塊的土地使用權,最終成交結果待資格審查通過後,以簽署《成交確認書》為準。粵海房地產開發將成立一家項目公司負責目標地塊的開發建設,預計用作住宅及商業用途,擬建物業類型包括住宅、商業、車位等,均將全部作出售用途。此次土地所有權競得的現金代價約人民幣9.19億元。
目標地塊位於中國江門市蓬江區陳垣路與龍騰路交叉口東南側、鳳翔路西側地段,佔地面積約為59704.9平方米,計容總樓面面積上限約164,216平方米,平均土地成本每平方米約為人民幣5599元。目標地塊性質為國有出讓建設用地,規劃用途為商服及住宅用地。
集團從事房地產發展及投資業務。目前,集團主要在深圳市持有粵海城項目及若干投資物業,在廣州市番禺區持有如英居項目、在越秀區持有拾桂府項目及在荔灣區持有寶華軒項目。集團一直積極考慮並研究在粵港澳大灣區及中國內地一、二線城市發展新項目,此次收購目標地塊符合集團核心業務及發展方向。
江門定位為粵港澳大灣區的西翼門户樞紐,目前乃處於價值窪地。隨着東西兩岸交通條件的改善,未來發展前景可期。該項目所在區域規劃定位高,市場前景好,區位優越,具有稀缺景觀資源和良好生活配套,具備打造區域標杆項目的條件,是集團首進江門市場的良好項目標的。該項目毗鄰江門市地王,地價具有成本優勢,當前江門土地市場處於短暫調整期,是集團收購目標地塊的良好時機。該項目對集團未來的持續發展將產生積極的影響,也符合集團及股東的整體利益。
粵海房地產開發成功競買目標地塊後,將會新成立一家全資附屬公司作為項目公司,由該項目公司持有及開發該項目。
