美聯:政府第四季推兩住宅地僅供應980伙 估值共62.3億元
美聯測量師行董事林子彬表示,政府剛公布今年10至12月擬售一幅大坑及一幅屯門住宅地皮,可提供單位數目僅約980個,合共估值約62.31億元。而下季主要供應將集中康城站第12期物業發展項目招標,預計該項目可提供約2,000伙。
林子彬稱,下一季賣地計劃所推出兩幅分別位於大坑道和屯門的住宅地皮,以港島市區大坑道地皮較為矚目,地皮可建樓面面積約12.88萬平方呎,規模適中,由於位處港島豪宅地段,加上地勢較高及景觀不俗,為罕有優質豪宅地,故料受到發展商垂青,尤其吸引中小型發展商參與,料以發展大則單位為主。若以每呎樓面地價約2.8萬元計算,地皮估值約36.08億元。
另一幅屯門第48區青山公路青山灣段住宅地皮,估計可建樓面面積約58.3萬平方呎,項目鄰近黃金海岸,及哈羅國際學校等,區內近年不乏新盤供應,並受到買家歡迎,而項目規模相對較大,料發展中小型單位為主,針對上車及換樓需求,但鑑於區內近年供應較多,故預期參與競投的發展商出價會較審慎。若以每呎樓面地價約4,500元計算,地皮估值約26.23億元。
此外,港鐵(00066.HK)計劃季內推出日出康城站第12期物業發展項目招標,該項目預計可提供約2,000個單位,連同私人及重建項目,將帶動下季合共可供興建的單位約3,080個。
林子彬續指,由於政府公布第三季提供的單位約3,080伙,即第一至第三季單位總供應約9,230伙,佔政府全年供應目標約68%,故政府需於對下一季度大幅增加土地供應才可望達標。
