新世界发展(00017.HK)今早股价有支持,最新报10.34元上扬3.4%。该公司昨日(25日)中午收市後公布截至6月底止全年业绩,基本溢利按年升10.5%至88.14亿元,纯利按年跌22.2%至181.6亿元,每股盈利1.78元。派每股末期息0.37元,全年派息0.51元。

期内集团收入按年升26.5%至767.64亿元,当中物业销售按年升64.7%至385.12亿元,香港应占物业合同销售为105亿元,超过100亿元销售目标。截至6月30日,集团在港持有应占总楼面面积约910万平方尺土地储备,其中物业发展总楼面面积约420万平方尺。此外,执行副主席兼总经理郑志刚在记者会上宣布,集团未来会捐出300万平方尺农地予社会,以纾缓社会房屋问题,上述农地估值需再作计算。

【捐300万方尺农地 券商料影响有限】

瑞信发表指新世界发展(00017.HK)2019年度业绩大致上符合预期,核心盈利按年增11%至88亿元,建议全年每股派息共0.51元,意味着股息率5.1%,截止今年6月底止,净负债升3.3个百分点至34%。该行将新世界发展目标价由15.7元下调至15.2元,反映新创建(00659.HK) 股价下跌,惟维持新世界发展评级「跑赢大市」。

美银美林认为,新世界发展向政府及非政府组织捐出300万平方尺农地以兴建廉租房屋,有关地段偏远及独立,或未必适合进行大规模私营或公营房屋发展,认为捐地对集团财务影响有限,亦预期投资者对做法持中性或正面看法。该行又认为,若更多发展商加入,将被视为解决香港房屋问题的第一步,本港发展商估值或会因社会紧张减低而受惠。该行目前给予新世界发展「买入」评级」,目标价11.6元。
