大和:重申太古地产(1972.HK)“买入”评级 目标价40.3港元

大和发表研究报告指,尽管现时环境存在挑战及不确定性,但考虑到中国零售租金收入强劲及九龙东有望成为香港最好的写字楼市场,认为太古地产(1972.HK)将有能力维持其经常性收入及派息稳定增长,重申对其“买入投资评级,目标价40.3港元。

大和指,太古地产表明将会为旗下太古广场的租户提供临时调整租金,此举无疑是在零售商业业务中试着运行合伙人制度,相信对公司长远发展相当有利。此外,随着太古地产来自香港写字楼及内地商场的租金收入上升,太古广场对太古地产的纯利贡献已明显下降。由于太古地产旗下内地商场租金收入已高于香港商场20%,预期内地商场销售强劲增长将可抵销香港零售租金疲弱的前景,并认为太古地产现时股价回调提供了买入机会。
