中原:黃竹坑站第四期反應熱烈 有機會成為百億地王
港鐵黃竹坑站第四期今日截收意向書,共接獲38份發展意向書。項目住宅樓面面積上限約638,305平方呎,可興建兩座物業,提供不多於800個單位。
中原測量師行執行董事張競達表示,港鐵公司合共收到38份意向書,市場反應熱烈。近期政府推地步伐放慢,鐵路沿線的優質地段更為罕有。黃竹坑站第四期毗鄰港鐵黃竹坑站,鐵路沿線物業具有一定吸引力,屬港島南區少有的土地供應,至於發展商會否踴躍入標競投,需視乎日後的市場氣氛及招標條款。物業落成後部份單位可享翠綠山景,居住環境理想。張競達預料黃竹坑站第四期每呎樓面地價(包括補地價)約15,000元至16,000元,地價約95.7億元至102.1億元,有機會成為百億地王。
