地產建設商會籲暫緩空置稅 火上加油勢加劇樓市調整幅度
地產建設商會呼籲政府暫緩空置稅。政府去年6月公布,計劃向已落成超過一年仍未售出的住宅單位開徵額外差餉(即空置稅),旨在促使這些單位盡早推出市場。
地建商會指出事實上,香港一手住宅單位的空置情況多年來一直跟隨落成量而有上有落,落成單位越多,空置單位亦隨之而增加。而物業市道面對中美貿易戰和社會衝突的雙重夾擊下已開始回落。政府預測亦顯示香港經濟正往下調整,尤以零售及餐飲服務業最為明顯。
該會認為於此時刻推出空置稅無疑是火上加油,勢必加劇調整之幅度,倘調整過急而導致銀行要求按揭客戶提早還款,對社會經濟所產生的骨牌效應絕對不容忽視,嚴重者更會傷及金融系統的穩定性,香港不宜再經歷2003年因負資產誘發的社會躁動。
香港地產建設商會最後再次呼籲政府三思,暫緩空置稅的立法工作,讓社會得以喘息,讓香港有機會重新出發。
