新鸿基地产(00016.HK)年度股东应占溢利减少10%至449.12亿港元 末期息3.7港元
格隆汇9月12日丨新鸿基地产(00016.HK)公布,截至2019年6月30日止年度,公司收入853亿港元,同比减少0.4%;公司股东应占溢利449.12亿港元,同比减少10%;每股盈利15.5港元,末期股息每股3.7港元。
账目所示溢利包括扣除了递延税项及非控股权益后的投资物业公平值增加的金额港币128.6亿元,去年的金额为港币199.9亿元。
连同合作项目的收入,回顾年内财务报表录得的物业销售收入为港币413亿元。自2018年7月1日起,集团对物业销售收益已采纳新的会计准则《香港财务报告准则第15号》入账。来自物业销售的溢利为港币187亿元,去年为港币162.6亿元。按所占权益计算,集团在年内录得的合约销售额为约港币650亿元。
连同合作项目租金收入计算,集团年内的总租金收入按年上升6%至港币251亿元,净租金收入按年上升6%至港币196.8亿元。租金收入增长是由于香港和内地续租租金上升,以及在内地的新收租物业带来的收益。然而,自今年六月起,主要由于接连发生的社会事件,令香港的整体经营环境显著恶化。
年内,集团继续以不同途径补充土地储备,为其香港土地储备增添了七个新项目。按所占权益计算,新增的总楼面面积合共310万平方尺,其中两幅住宅地皮是透过政府招标途径购入,一幅位于启德,另一幅位于大埔白石角;该两幅地皮的零售部分将保留作出租用途。其余的新增住宅用地主要来自农地转换。截至2019年6月底,集团在香港的土地储备,按所占总楼面面积计算,约为5800万平方尺。
此外,截至2019年6月30日,按所占总楼面面积计算,集团在内地的土地储备共6540万平方尺,其中5060万平方尺是发展中物业,而当中56%将兴建为可供出售的优质住宅。余下的1480万平方尺大部分是已落成的物业投资项目。集团将继续在内地主要城市发展综合项目和优质住宅,以满足日益增加的需求。
