汇丰研究:市场对地产股可能过份悲观 看好新地、信置等
汇丰发表研究报告指,香港地产股在过去三个月累计调整9.5%,跑输大市8.2个百份点。该行认为,虽然本地经济前景看来将面临更多困难,但市场似乎对房地产市场前景过于悲观。
政府正在推出第二轮刺激措施以稳定本地经济,纵使复苏需要些时间,但认为市场正逐步回复稳定。很多地产发展商在过去两个月放慢或延迟推盘步伐,相信是因为在等待更好的时机以获得更强劲的销售表现,并认为合适的时机即将到来。

在细分市场中,该行看好本港地产发展商多于零售收租业主,而写字楼收租业主则不太有吸引力,因为需求前景较弱。发展商的首选包括新鸿基地产(00016.HK)、会德丰(00020.HK)、信和置业(00083.HK)。收租股则看好九龙仓置业(01997.HK)及太古地产(01972.HK),在稳健的渠道下均具有良好的增长能见度。
