大摩:内房股估值吸引 现价已反映信贷收紧

大摩发表研究报告指,上半年内房业绩良好,相信可以达全年目标,而市场收紧信贷的情况都已大致反映,楼市冷却有助预期第四季有宽松政策。

该行指,首七个月内房合约销售升22%,大部份发展商在上半年有更进取的收购土地措施。中央政府自5月起收紧发展商贷款,包括限制发行抵押证券、房地产信托融资、在岸及离岸债、抵押及发展贷款等,令土地交易量增长放缓至6、7月的15%及0%,相信第四季可望有放宽措施出台。

该行又指,目前内房估值吸引,预测市盈率仅5.38倍,推介润地(01109.HK)及龙湖(00960.HK);中海外(00688.HK)估值亦吸引,但缺乏短期刺激;非蓝筹方面推介融创(01918.HK)。
