尖沙咀置业集团(00247.HK)年度纯利跌49.31%至37.15亿港元 末期股息每股41港仙
格隆汇8月29日丨尖沙咀置业集团(00247.HK)公布,截至2019年6月30日止年度,公司实现收入80.60亿港元,同比减少25.23%;毛利45.10亿港元,同比减少7.56%;公司股东应占溢利37.15亿港元,同比减少49.31%;基本每股盈利1.37港元,拟派发末期股息每股41港仙。
撇除出售位于成都的信和•御龙山物业发展项目百分之八十的股权的一次性收益,去年股东应占溢利为39.81亿港元。
于2019年6月30日,尖沙咀置业集团有限公司持有信和置业53.95%权益。信和置业物业销售总收入主要来自出售位于粉岭的囍逸(售出98%)、元朗的朗屏8号(售出99%)、深湾9号(售出99%)及白石角的天赋海湾(售出99%)的住宅单位,以及出售逸珑湾I及II、御金•国峯、逸珑园及朗屏8号之车位。集团位于九龙东的商业项目伟业街38号(售出49%)于2019年6月27日获发「合约完成证明书」。根据集团物业销售收入确认入账之会计政策变动,该项目的收益将在下个财政年度确认入账。
于财政年度内,信和置业推出三个住宅项目发售。项目为位于观塘的凯汇,共有1999个住宅单位(售出82%),位于白石角的逸珑湾8,共有528个住宅单位(售出76%,及位于长沙湾的一号九龙道,共有100个住宅单位(售出70%)。至今,凯滙、逸珑湾8及一号九龙道带来约224亿港元之应占物业销售收入。
于2019年6月30日,信和置业在中国内地、香港、新加坡及悉尼拥有土地储备应占楼面面积约2210万平方尺,以土地状况划分,发展中物业为930万平方尺、投资物业和酒店为1190万平方尺,及已完成之销售物业为九十万平方尺。信和置业将继续以选择性的策略增添土地储备,提升盈利潜力。
财政年度内,信和置业从香港铁路有限公司取得位于将军澳的日出康城住宅项目发展权第十一期物业发展项目),应占楼面面约38.2587万平方尺,以及从香港特别行政区政府购入一幅地皮,应占楼面面积约11582平方尺。
