格隆汇8月28日丨大发地产(06111.HK)公布,截至2019年6月30日止中期,公司实现收益人民币39.74亿元(单位下同),同比增长302.6%;毛利9.61亿元,同比增长227.7%;母公司拥有人应占利润3.15亿元,同比增长6,774.5%;每股基本及摊薄盈利38分,宣派中期股息每股8.5港。

截至2019年6月30日止六个月,销售物业已确认收益为39.44亿元,同比增长约313.1%,占集团总收益的99.2%。集团于2019年6月30日已竣工及交付的总建筑面积为238,551平方米,较2018年同期增长421.9%。销售物业的已确认收益增加,主要归因于集团持续扩张使得已竣工及交付的建筑面积增加。 

毛利率由截至2018年6月30日止六个月的29.7%减少至截至2019年6月30日止六个月的24.2%,主要由于已确认每平方米平均售价降低。集团项目的已确认每平方米平均售价受该等项目所处位置影响。期内利润大幅增加的原因是营业额及毛利大幅增加,其超过期内成本及开支的增加。

于2019年6月30日,集团连同合营企业及联营公司拥有土地储备总规划建筑面积约432万平方米。于2019年上半年,集团连同合营企业及联营公司新增13块新地块,总占地面积约为39.6万平方米,合计总估计规划建筑面积约128万平方米,总土地成本约69.08亿元。

此外,集团的净资产负债比率由2018年12月31日的107.2%上升至2019年6月30日的132.5%,主要是由于总债项增加。
