格隆汇8月27日丨北大资源(00618.HK)公布,截至2019年6月30日止6个月,公司收入85.87亿元人民币,同比增长24.6%;毛利15.66亿元,同比增长70%;公司拥有人应占溢利1.29亿元,同比减少37.3%;每股盈利2.01分。

收入增长乃由于物业发展业务中已售物业的面积增加所致。由于较高毛利率的物业发展业务比例上升,毛利率自上一中期期间的13.4%增加至本中期期间的18.2%。

于本中期期间,该集团物业发展业务的营业额增加32.4%至约人民币4,644,900,000元。分部业绩录得溢利约人民币1,197,600,000元(截至2018年6月30日止6个月:人民币533,800,000元)。分部营业额及分部业绩获得大幅改善主要是由于较去年同期而言,已售物业的面积大幅增加及毛利率持续改善所致。

2019年上半年,该集团按计划积极推进物业开发业务。于2019年6月30日,共有26个项目已开工建设,已开工总面积达4,222,939.48平方米。于2019年1月至6月期间,该集团在售项目达29个。物业已签约销售约人民币50.76亿元,已签约建筑面积494,484.24平方米,平均售价每平方米人民币10,265元。已签约销售主要来自鄂州莲湖锦城、天津阅城和阅府、佛山博雅滨江、成都燕楠国际等物业项目。

于2019年6月30日,该集团在中国内地18个城市共拥有37个物业开发项目,该集团的土地储备总建筑面积约为7,514,521平方米。
