回款率持续提升世茂房地产(00813.HK)中期核心净利润上升23.8%及派中期息60港仙

格隆汇8月27日丨世茂房地产(00813.HK)公布,截至2019年6月30日止6个月,公司营业额大幅上升32.9%至人民币565.64亿元;毛利额上升28.9%至人民币170.20亿元,毛利率维持30.1%的稳定水平;核心业务净利润上升23.8%至约人民币75.76亿元;股东应占核心业务净利润上升20.6%至约人民币53.09亿元;中期股息每股60港仙,同比上升20%。

2019年上半年签约额为人民币1,003.4亿元,同比大幅上升38.7%。签约面积由2018年同期的451万平方米增加至2019年上半年的556万平方米,同比上升23.3%。期间平均销售价格为每平方米人民币18,048元,稳步上扬。该集团上半年在可售货值大幅提升的同时,仍保持50%以上的去化率水平。

截至2019年6月30日止货值中,住宅类占68%,一年以内占70%,健康的库存结构为下半年冲刺提供充足储备。于2019年6月30日,该集团的土地储备约为6,407万平方米(权益前)。于2019年上半年,该集团新增土地储备1,412万平方米(权益前)。目前,该集团旗下拥有301个项目,分布于全国101个城市。

公告显示,2019年上半年,该集团新开工面积达1,049万平方米,在建面积达3,408万平方米,竣工的总楼面面积约为543万平方米,较去年同期的400万平方米上升35.75%。展望2019年下半年,在建面积约3,500万平方米,竣工楼面面积约600万平方米。

展望2019年下半年,该集团将推出约1,007万平方米的可售面积,连同截至2019年6月30日止约666万平方米的可售面积,该集团于2019年下半年可出售总面积约为1,673万平方米。

酒店业务方面,该集团通过与喜达屋资本合作,以丰富经验与雄厚资本为支撑,打造中国民族酒店品牌。世茂喜达酒店集团已拥有御榕庄、茂御、世御、茂御居、睿选尚品和睿选6个各具特色的酒店品牌,实现全系列品牌阵容。截至2019年6月30日止,世茂喜达旗下酒店数量已达78家,其中在国内一二线城市及热门旅游目的地,布局22省41市共72家酒店;同时顺利牵手6大海外项目,版图将拓展至印尼巴厘岛、龙目岛、马来西亚马六甲、文冬。另外亦发布旗下最新品牌-凡象ETHOS,成为中国李宁巴黎时装周独家酒店品牌合作伙伴,共同演绎中国年轻一代的新风尚。

公司称,该集团深刻理解并践行有品质增长的政策,连续第8年将净负债率控制在60%以下。于2019年6月30日,公司的净负债率为59.6%。该集团资金充裕,包括账面现金约为人民币522.34亿元,未动用银行及金融机构融资额度约为人民币400.00亿元。

公司现金流管控稳健扎实、开源节流,通过多维度考核和管控加速回款,实现回款额人民币813亿元,较去年同期提升47.8%,回款率81%,较去年同期提升5个百分点。凭藉多元渠道、持续创新、选准窗口,该集团的融资成本进一步降低,上半年控制在5.6%左右水平,为该集团的高品质增长提供了额度和成本的双重保证。下半年,该集团将继续加强现金流管控,多元融资,稳中求进,守护该集团高品质的快速发展。
