格隆汇8月27日丨佳兆业集团(01638.HK)公布,截2019至年6月30日止中期,公司实现总收益较2018年同期增加33.8%至约人民币201.06亿元(单位下同);毛利较2018年同期增加41.6%至约67.08亿元,而期内毛利率增加1.8个百分点至33.4%;公司拥有人应占溢利较2018年同期增加66.5%至约28.37亿元;拥有人应占核心净溢利为27.53亿元,较2018年同期增加55.0%,基本每股盈利0.467元,中期股息每股3港仙。

期内,面对分化的市场环境,集团根据首置首改客户的刚性需求,推出深受客户满意的产品及服务,助推集团销售稳健增长。集团实现累计合约销售权益金额达约346.90亿元,同比攀升37%。其中来自大湾区的销售贡献达近60%。集团重点布局的一线及重点二线城市持续为公司带来业绩增长,其中一綫城市销售占上半年整体合约销售逾40%。此外包括深圳佳兆业盐田城市广场、深圳佳兆业阪田城市广场、深圳佳兆业E立方、武汉佳兆业广场、武汉佳兆业悦府、中山佳兆业大都汇及惠州佳兆业东江新城等项目期内均录得不俗销售。

于2019年6月30日,集团发展中项目共有69个,建筑面积合共约为1280万平方米。本集团采纳严谨的项目发展态度,适度调整业务扩充速度。期内集团新完工项目的建筑面积约为120万平方米。 

期内,集团以总代价约162.06亿元,合共收购15幅地块。该等项目应占计容建筑面积约为250万平方米,平均土地成本约为每平方米6,600元。按收购土地权益建筑面积计,期内大湾区新增土地储备占整体新增土地储备的60%,长三角及华中分别占19%及13%。

截至2019年6月30日,集团于全国47个城市合共拥有167个房地产项目,土地储备达约2580万平方米;其中大湾区土地储备约1410万平方米,占集团整体土地储备的54.6%。而大湾区城市中,深圳及广州作为集团多年来深耕的重点市场,土地储备占比达大湾区市场的35%。

旧改方面,2019年7月3日,集团成功摘得上海市嘉定区徐行镇"城中村"改造商住地块。该项目位于上海市嘉定区东北部,占地面积约12.7万平方米,计容建筑面积约21.35万平方米。该项目是嘉定区首个民营企业参与并成功完成拆迁摘牌的"城中村"改造项目,也是上海市迄今占地面积最大的"城中村"改造项目。该项目是佳兆业在上海落地的首个旧改项目,将为集团在长三角的土地拓展模式提供新的借鉴,并对集团在长三角区域的深耕提供有力支撑。此外,集团位於深圳福田区的一旧改项目期内亦成功转化为土地储傋,为深圳销售提供持续供应。

截至2019年6月30日,集团现金及银行存款(包括银行存款、现金及银行结余及受限制现金)达299.798亿元。集团的速动比率(现金及银行存款╱短期借款)维持在1.3倍的良好水平,反映集团的流动性充裕。
