格隆汇8月27日丨阳光100中国(02608.HK)公布,截2019至年6月30日止中期,公司收入为人民币35.95亿元(单位下同),同比略有减少3.0%;毛利润8.11亿元,同比增长20.2%,毛利率为22.6%;期间溢利7.93亿元,同比大增77.4%公司权益股东应占溢利为3.30亿元,同比增加5.9%;基本每股盈利0.13元。

 近年来,中国房地产行业调控持续,限价限购以及融资收紧逐渐成为常态,住宅市场趋向饱和,行业同质化竞争加剧,利润下滑。面对市场变化和严峻的生存环境,公司已在近年逐步聚焦非住宅市场,以细分市场的创新产品作为公司未来的利润增长点。今年以来,公司持续推动商业模式转型,主力产品优势得到进一步巩固和提升;依托优质土地储备,公司抓住市场机遇,通过出售部分住宅项目股权,回笼资金,主动降负债,利润水平和财务结构大为改善;围绕主力产品线积极布局新项目,为明年以至今后的业务稳步增长奠定了坚实基础。

 2019年上半年,集团合约销售额为37.88亿元,实现合约销售面积31.24万平方米。公司加强非住宅类产品的销售,商用物业及车库合约销售贡献达到15.60亿元,占比为41%,较去年同期同比上升27.0%。

 集团于上半年实施资产结构调整策略,加快土储去化,重庆及广东清远两个非核心项目的股权转让所得收益带动净利润同比大幅增长77.4%至7.93亿元,净利率则上升10个百分点至22.1%,权益股东应占净利润增长5.9%至3.30亿元。此外,资产出售交易亦带来债务结构、整体流动性以及资产结构的改善。上半年末公司现金及现金等价物较2018年末增加35.2%至34.99亿元。公司相信随着资产出售款项的逐步回笼,公司的财务结构可得到进一步优化、核心竞争力会不断提高。

 在出售部分项目股权之后,公司仍然拥有足以支持长期发展的优质土地储备。截至2019年6月30日,公司拥有土地储备总规划建筑面积约1,284万平方米,主要位於环京区域、温州,以及无锡、西安、武汉、沈阳等省会城市。此外,集团及主要联营公司拥有丰富的潜在土地储备,主要位于河北省承德市兴隆县及浙江省温州市,均正在进行土地整理工作

 公告称,面对中国房地产市场形势和生存环境的变化,下半年以至未来,公司将坚定转型创新方向,抓住非住宅市场的巨大机遇。公司将不断巩固和扩大业务转型成果,发挥创新的主力产品线优势,做有市场定价能力的产品,从而通过高溢价获得利润空间。

 同时,公司将强化注重产品创新的企业文化和价值观导向,将创新思维延伸至管理和服务的细节,从而不断提升主力产品的竞争优势,着眼长远,实现有效益的增长。
