格隆汇8月26日丨龙光地产(03380.HK)公布,截至2019年6月30日止六个月,实现营业收入人民币270.2亿元(单位下同),同比增长78.3%;毛利润93.9亿元,约合103亿港元,同比大幅增长67.4%;毛利率34.8%,较去年的33.7%进一步提升;净利润52.9亿元,同比增长39.4%;核心利润46.72亿元,同比增长59%;基本每股盈利91.87分;拟派中期股息每股普通股38港仙。

截至2019年6月30日止期间,集团实现合约销售约453.11亿元,较2018年同期大幅度上升了约27.7%。2019年上半年的合约销售中,深圳区域、大湾区其他区域、南宁区域、汕头区域、长江三角洲区域、新加坡及其他区域占比分别约为9.0%、44.4%、27.8%、6.8%、3.2%、5.9%及2.9%。主要合约销售来自於大湾区及南宁区域。

期内,物业销售收入为162.26亿元,较2018年同期物业销售收入增长约24.1%。2019年6月30日止六个月期间物业销售已交付面积(不包含车位)为89.26万平方米,较2018年同期73.93万平方米增加20.7%。

2019年上半年的物业销售收入(未扣除销售相关税项)分别来自深圳区域、大湾区其他区域2、汕头区域、南宁区域及其他区域,占比分别约为54.5%、24.2%,6.5%、14.5%及0.3%。

新开工项目方面,期内集团共有38个新项目或项目新一期动工开发,规划总建筑面积合计约为870万平方米。

此外,集团共有13个项目或项目分期竣工,规划总建筑面积合计约为160万平方米。期内,集团共有90个项目或项目分期处于在建阶段,规划总建筑面积合计约为2230万平方米。

物业投资方面,集团期内租金收入为7070万元,较2018年同期增加约54.2%。于2019年6月30日,集团有39项投资物业,总建筑面积约为77.51万平方米。该等投资物业组合当中32项,合计总建筑面积约为44.42万平方米的投资物业已竣工,而其余7项仍在开发中。

土地储备方面,截至2019年6月30日止六个月,集团透过公开市场"招拍挂"的方式新获取项目16个,总建筑面积为416.63万平方米。

截至2019年6月30日,龙光地产土储总货值增加至7520亿元,其中粤港澳大湾区土储货值6111亿元,占总货值比重81%,进一步夯实了大湾区龙头房企地位。
