格隆汇8月25日丨正荣地产(06158.HK)公布,截至2019年6月30日止中期,公司收益为人民币136.48亿元(单位下同),同比增长10.8%;溢利为11.79亿元,同比增长23.2%;母公司拥有人应占期内溢利9.33亿元,同比增长11.07%;核心纯利为11.51亿元,同比增长33.4%;母公司拥有人应占核心纯利为9.05亿元,同比增长21.3%,基本每股盈利0.23元。

2019年,是集团"新三年战略"首年。集团在承继2018年实现千亿销售规模的良好发展基础上,坚持稳中求进,把实现"高质量发展"作为首要目标,重视财务稳健、规模和利润共生。

在销售表现方面,集团于2019年上半年实现累计合约销售金额为586亿元,累计合约销售建筑面积为380.75万平方米及合约平均售价为每平方米15,392元。在土地投资方面,集团坚持区域深耕,策略地聚焦强二线城市,为未来业绩持续增长打下基础。于上半年,集团新增土地22幅,预计建筑面积约290万平方米,当中逾90%位于强二线城市。而为应对不断变化的内、外环境,集团积极推进组织管理完善升级,根据"精总部、强区域"的组织定位,推动架构调整优化及标准化授权,通过组织架构变革及管理创新,实现可持续的高品质发展。优化财务结构拓宽融资管道凭藉稳健的财务状况及多元化的融资管道,让集团在融资收紧的行业背景下实现可持续、高质量的发展。

展望下半年,政策的中心将继续以"稳地价、稳房价、稳预期"为目标,同时推进建立和完善长效机制,坚持"一城一策",预计整体政策环境将会维持"松紧并举"的新常态。在这样的大环境下,短期内房地产行业将寻求稳步推进的方向发展。面对行业变局,集团既怀敬畏之心,也要积极把握新业务环境中的发展机遇。

集团将加强风险管控能力,保持审慎投资和聚焦,重视财务稳健、规模、利润的三者平衡,强调高周转及快去化,坚持强运营、控投资、控杠杆的策略。同时,集团致力通过不断提升自身的核心能力,包括产品竞争力、服务品质、经营能力、成本管控能力、资源整合能力和资产管理能力,以确保正荣地产的综合实力持续处于行业领先地位。

于2019年6月30日,集团于全国29个城市,拥有建筑面积2630万平方米的土地储备,每平方米土地的平均成本为4624元,超过70%的土地储备位于一、二线城市。充足且高品质的可售资源将有力支持集团完成2019年1300亿元的合约销售目标。

公司将围绕住宅开发之主业,坚持"改善大师"定位,以匠心做产品,以敬畏心对待市场及客户,对集团"正荣府"、"紫阙台"及"云麓"三大产品线进行持续优化,以更优质的改善型产品,适应中国住宅市场的结构性变化。

投资方面,随着调控政策延续及流动性的持续收紧,预计整体土地价格将会趋向合理。集团会继续保持审慎投资原则,密切关注土地价格及政策变化,围绕六大区域核心都市圈进行深耕,聚焦主力城市和价值板块,并积极探索更多拿地方式及项目合作模式。
