新城发展控股(01030.HK)中期股东应占净利润减少4.2%至15.28亿元
格隆汇8月23日丨新城发展控股(01030.HK)公布,截至2019年6月30日止6个月,营业额同比增长9.5%至约人民币175.52亿元;毛利同比增加6.0%至约人民币62.42亿元,毛利率为35.6%;净利润约人民币27.08亿元,归属于公司权益持有人净利润约人民币15.28亿元,同比减少4.2%;每股盈利0.26元,不派息。
期内该集团完成合约销售约人民币1,224.18亿元,同比增长约28%,完成全年人民币2,700亿元销售目标的45%。按销售金额排名保持全国第8位。本集团亦完成累计44座吾悦广场开业,实现吾悦广场租金收入*约人民币17.4亿元,同比增长约105%。住宅与商业的优势互补、协同共进,构筑了本集团可持续发展的核心竞争力。
截至本中期业绩公告日期,该集团累计拥有119座吾悦广场,分布于全国77个城市。该集团计划下半年再新开吾悦广场20座,至年底完成累计开业吾悦广场64座,实现吾悦广场全年租金收入目标人民币40亿元。
公告显示,于2019年6月30日,该集团已预售但未交付物业金额约为人民币326,577百万元,总建筑面积约为29,595,094平方米(含合营及联营公司),为该集团未来结算收入的持续稳定增长奠定坚实的基础。
于2019年6月30日,该集团的总土地储备合计约为134,015,751平方米,共覆盖合计103个城市,土地储备的平均收购成本约为每平方米人民币2,575元。2019年上半年,该集团新收购土地储备项目合共80个,全部通过政府公开招标、拍卖、挂牌出售收购或股权收购取得。新收购的土地总建筑面积约为24,591,984平方米,平均新增土地成本为人民币2,990元╱平方米。
于2019年6月30日,该集团的净负债与权益比率为117.2%(于2018年12月31日:78.6%)。净负债与权益比率上升,主要是由于融资增加导致净负债增加。
此外,于2019年6月30日,该集团拥有银行及手头现金(包括受限制现金)约人民币46,826.0百万元(于2018年12月31日:约人民币47,655.8百万元),及即期及非即期借款约人民币104,652.9百万元(于2018年12月31日:约人民币83,572.7百万元)。
