香港建设(控股)(00190.HK)中期纯利跌67.34%至1.16亿港元
格隆汇8月22日丨香港建设(控股)(00190.HK)公布,截至2019年6月30日止6个月,公司实现收益4.62亿港元,同比减少29.03%;毛利2.80亿港元,同比减少19.03%;纯利1.16亿港元,同比减少67.34%;基本每股盈利21.9港仙。
于期内,住宅销售低于预期乃因集团的可供销售住宅单位库存较少以及鉴于集团营运所在的两个城市-天津及沈阳的经济放缓所致。
尽管毛利下降,但由于集团具较高利润率的租金收益有所增长,毛利率实际由53%上升至61%。于中期期间,租金收益由2018年的1.50亿港元,增加24%至1.86亿港元。集团开始自其在上海新开业的星荟中心产生大量租金收益,且近期翻新的深圳信兴广场的租金收益,亦有所提高。同时,深圳南海中心及南浔国际建材城,以及北京前门23号的租金收益,亦有所提高。由于集团寻求住宅销售与商业及办公物业租赁之平衡,集团预期租赁在营业额组合的占比将越来越大。
此外,于2018年中期期间,集团录得一次性重估收益3.40亿港元,主要来自上海星荟中心竣工所得,而这并不会于期间再次出现
