中国海外发展(00688.HK)中期纯利升7.42%至249.42亿港元拟派中期息每股45港仙
格隆汇8月22日丨中国海外发展(00688.HK)公布,截至2019年6月30日止6个月,公司实现收入933.75亿港元,同比增长5.39%;经营溢利上升至港币366.12亿港元,同比增长2.42%;毛利率为34.9%,净利润率达到26.7%,继续维持于行业领先水平;公司股东应占溢利249.42亿港元,同比增长7.42%;核心净利润209.9亿港元,同比增长9.5%;每股基本盈利2.28港元;拟派发中期股息每股45港仙。
期内,集团连同合营公司及联营公司实现销售合约额达1942.0亿港元,较去年同期增长28.7%,对应销售面积为922万平方米,增长8.9%;房屋销售均价达21,066港元/平方米,同比增长18.3%,盈利能力保持领先;持有并投入运营的商业物业实现营业收入23.5亿港元。集团持续看好香港市场。
期内,合营和联营项目为集团贡献净利润达22.5亿港元。主要联营公司中海宏洋录得合约销售额286.3亿港元,收入127.9亿港元,净利润18.9亿港元,为集团提供了7.0亿港元净利润。于六月底,集团的银行及其他借贷为1399.8亿港元,应付票据为779.0亿港元,持有银行结余及现金1120.4亿港元。净借贷比率维持于35.0%的行业低水平。
于2019年6月30日,公司股东应占权益总额为3023.9亿港元,与去年年底相比增长6.7%,每股资产净值则为27.60港元,半年股本回报率达到8.5%。于六月底,集团的财务状况良好,财务资源充足,银行结余及现金为1120.4亿港元,净借贷比率为35.0%。
期内,集团携手会德丰、恒地、新世界等同业公司获取香港启德两幅土地,强化了集团在启德私人住宅供应的优势地位。期内,集团拓展进入石家庄、贵阳,累计新增土地储备24幅,总地价751.8亿港元,权益地价574.1亿港元,总楼面面积464万平方米,权益面积442万平方米。截至2019年6月30日止,集团系列公司拥有总土地储备为9175万平方米。
期内,集团于中国内地18个城市和香港合共新增24幅土地,新增总楼面面积为464万平方米,实际权益面积442万平方米,总地价751.8亿港元,权益地价574.1亿港元。
截至2019年6月30日止,集团系列公司(但不含中海宏洋)土地储备为6789万平方米(实际权益为5540万平方米)。主要联营公司中海宏洋新增土地储备14幅,合计新增总楼面面积356万平方米。截至2019年6月30日止土地储备2386万平方米(实际权益为2202万平方米)。集团系列公司合计土地储备达到9175万平米。
