绿地香港(00337.HK)中期纯利升113%至7.06亿元总土储2010万平方米
格隆汇8月21日丨绿地香港(00337.HK)公布,截至2019年6月30日止6个月,公司实现收入为人民币58.02亿元(单位下同),同比增长9.42%;毛利20.63亿元,同比增长65.27%;核心净溢利为5.22亿元,同比增长约145%;公司拥有人应占期内溢利7.06亿元,同比增长112.65%;每股基本及摊薄盈利0.25元。
收益增加主要由于来自物业销售的收益增加所致。物业销售为集团核心业务活动,2019年上半年的物业销售产生收益约54.57,亿元,占总收益约94%,较去年同期增加约9%,主要由于回顾期内已出售及交付的总建筑面积增加所致。集团来自其他分部的收益主要包括来自酒店及相关服务、物业管理及其他服务及物业租赁的收入。
于期内,公司合约销售金额约256.05亿元,同比增长约67%,对应合约总建筑面积为约124.04万平方米,平均售价为约20,643元/平方米。集团合约销售额的主要来自分布于泛长三角区和泛珠三角区等重点区域,其中主要包括上海、江苏及广西的项目,分别占45%、16%及13%的合约销售额。
截至中期业绩公布日期,集团拥有土地储备约2010万平方米,主要策略性地分布在中国泛长江三角区域及泛珠三角区域的主要城市的核心地段。集团的土地储备足够支持近几年的发展需求,未来亦将不断寻找具发展潜力的优质土地项目。
此外,于2019年6月30日,负债比率净额(借款总额减去现金及现金等价物(包括受限制现金)后除以权益总额)下降至50%的水平(2018年12月31日:88%),现金及现金等价物总额(包括受限制现金)为105.47亿元,借款总额为177.19亿元,权益基础为143.12亿元。
公告称,集团将一如既往地专注房地产业务,进一步开发及储备优质地块,拓展高质量的住宅市场,深耕泛长三角及泛珠三角地区等核心城市,稳定全国化布局,满足房地产市场多层级的消费需要。同时,集团持续提升"房地产+"的业务战略,布局文商旅、体育大生活、医康养等地产项目,并积极降本增效,优化投资结构,打造高效的人才梯队,提升集团整体竞争力及市场影响力,为业务发展打下坚实基础,为实现千亿销售目标而努力。
