远洋集团(03377.HK)上半年净利润减少19.6%至18.75亿元
格隆汇8月21日丨远洋集团(03377.HK)发布中期业绩,截至2019年6月30日止6个月,公司实现营业额164.74亿元人民币(下同),同比增长7%;毛利33.59亿元,同比减少7%;公司拥有人应占盈利18.75亿元,同比减少19.6%;基本每股收益0.248元;拟派中期股息每股0.11港元。
公告表示,报告期内,集团营业额较去年同期上升7.1%;毛利率为20.4%,较去年同期下降3.1个百分点,主要受毛利较低的回迁房集中在本期结转影响。剔除一次性损益后,核心利润率为6.4%,较去年同期下降3.3个百分点,与毛利率同比例下降;公司拥有人应占溢利为人民币18.75亿元,每股溢利为人民币0.248元。
集团2019年上半年营业额为人民币164.74亿元,较2018年同期的人民币153.76亿元上升了7%。物业开发业务保持着最大的贡献,其营业额约占集团总营业额的77%。由于集团已发展一个多元化的土地储备组合,北京的物业开发收入占比由2018年上半年的27%下降至本期的13%。于2019年上半年,83%的物业开发收入来自于五大城市群(2018年上半年:81%)。集团将继续维持一个均衡搭配的项目组合,减轻个别市场波动的风险及更有效使用资源,使集团得以专注发展其未来重点发展的项目。
2019年上半年物业开发业务的营业额为127.44亿元,较2018年同期的129.55亿元轻微下降2%。交付可售楼面面积由2018年上半年约75.6万平方米上升34%至2019年上半年约101.5万平方米。包括车位销售,2019年上半年平均入账销售价格约每平方米12600元;上半年入账销售价格较低主要受回迁房项目集中交付影响。
集团的土地储备于2019年6月30日下降3%至3925万平方米(于2018年12月31日:4044.4万平方米),而土地储备应占权益部分则下降至2076.4万平方米(于2018年12月31日:2176.1万平方米)。于2019年上半年,集团购入6幅土地及1个成熟项目,总楼面面积及应占权益面积分别约为102.6万平方米及58.1万平方米。其中新购入土地的平均购买成本为每平方米约5500元。于2019年6月30日,按可售总楼面面积,集团土地储备的每平方米平均土地成本约为7100元(于2018年12月31日:6900元)。
