美的置业(03990.HK)中期核心净利润升28%至18.89亿元新增土储966万平方米
格隆汇8月20日丨美的置业(03990.HK)公布,截至2019年6月30日止中期,公司收入为人民币141.95亿元(单位下同),同比上升33%;毛利为50.93亿元,同比上升35%;核心净利润为18.89亿元,同比增加28%,公司拥有人应占利润为17.69亿元,同比上升20%,每股盈利为每股1.49元。
报告期内,集团连同合营企业和联营公司共实现合约销售金额约为472亿元,合约销售建筑面积约为452.6万平方米;其中,珠三角合约销售金额占集团19%,长三角合约销售金额占比35%;其他区域合约销售金额占集团46%,反映了集团立足于粤港澳大湾区,聚焦中国经济最繁荣及活跃的珠三角及长三角;布局具有增长潜力且持续人口流入的长中游、华北及西南经济区的强大经营能力。
截至2019年6月30日,集团共有210个物业开发项目,通过合营企业及联营公司参与39个项目,覆盖全国15个省份、2个直辖市的54个城市,拥有土地储备总建筑面积约为5251万平方米,平均地价约为每平方米人民币2,677元,土地成本优势长期来看使得集团具有较好的盈利能力和抗周期风险能力。新增土地储备总建筑面积达966万平方米,新开拓市场包括天津、杭州、武汉、衡阳、台州、惠州等城市。
报告期内,集团的物业开发及销售确认销售收入为138.84亿元,同比上升34%,该增幅主要由于会计确认销售均价及销售面积的增长。确认销售总面积为155万平方米,同比上升18%。确认销售均价由2018年同期的每平方米7929元上升13%至报告期的每平方米8958元。
报告期内,集团的物业管理服务收入为2.14亿元,同比上升36%,该增幅主要由于合约管理的物业总建筑面积上升所致;集团的商业物业投资及运营收入为9623万元,同比上升16%。该增幅主要是文化旅游项目的进一步发展所致。
公告称,房地产行业正在发生深刻变化,2019年下半年,集团将坚定推进转型升级,坚持利润导向和品质导向,从规模增长到兼顾规模与利润增长,通过投资、融资、管理、回款以及品牌力、产品力等多维度提升经营效能与运营效率,向稳健优质的增长模式迈进,锻造自身抵御风险和跨越周期的"内功"。
