格隆汇8月16日丨银城国际控股(01902.HK)公布,截至2019年6月30日止6个月,实现益约为人民币37.39亿元(单位下同),同比增加3,342.9%;毛利约为4.50亿元,同比增加约674.2%,毛利率降至12.03%;母公司拥有人应占溢利675.8万元,同比减少97.42%,基本及摊薄每股盈利0.01元。

收益增加乃由于物业销售所得收益增加。来自物业销售的收益由2018年同期1.07亿元增加3,383.2%至37.38亿元。该物业销售所得收益增加乃主要由于截至2019年6月30日止六个月已交付的大量已竣工物业。

截至2019年6月30日止六个月,集团连同其合营企业及联营公司之合约销售金额约为78.99亿元,较截至2018年6月30日止六个月增加258.4%,乃主要由于集团连同其合营企业及联营公司的合约销售建筑面积增加至约512,979平方米,较2018年同期增加381.3%。截至2019年6月30日止六个月,集团连同其合营企业及联营公司录得合约销售平均售价约为人民币15,398元╱平方米,而截至2018年6月30日止六个月录得约人民币20,682元╱平方米,该减少乃主要由於截至2019年6月30日止六个月开盘项目的均价较2018年同期开盘项目的较低。

集团年内溢利由2018年同期的2.44亿元减少80.1%至4850万元。集团的纯利率减少至1.3%,乃主要由于截至2018年6月30日止年度,分阶段达至业务合并的投资收入人民币2.93亿元乃有关根据集团扩张房地产投资业务的策略而收购若干当时联营公司(其后成为公司的附属公司)的股权前集团所持有权益的公平值变动。该投资收入主要来自收购当时联营公司南京马会置业有限公司及南京易城房地产开发有限公司(其後成为本公司的附属公司并分别开发KinmaQ+社区及东岳府)的额外股权。

此外,行政开支减少6510万元,乃主要由于截至2018年6月30日止六个月产生一次性上市开支及以股份为基础付款合共为8760万元,其由雇员成本增加所抵销;集团的销售及分销开支增加8640万元,其乃主要由于作物业推广目的的销售及营销活动增加;应占合营企业及联营公司之(亏损)/收益大幅下降至1.15亿元,其乃主要由于大多数合营企业及联营公司处於房地产开发的初期阶段,因而产生亏损,因此,除悦见山外,概无交付任何建筑面积;及按照中国税收法律法规的要求,土地增值税拨备大幅增加至人民币1.87亿元。
