格隆汇8月13日丨越秀地产(00123.HK)发布公告,截至2019年6月30日止6个月,公司收入217.9亿元人民币,同比增长114.4%;公司拥有人应占净利润18.7亿元,同比增长42.4%;核心净利润约为人民币18.3亿元,同比上升63.2%;毛利率约为30.0%,同比上升4.2个百分点;每股盈利0.1393元,中期股息每股0.053港元。

期内累计合同销售(连同合营公司项目的销售)金额约为人民币369.0亿元,同比上升31.9%,完成全年合同销售目标人民币680亿元约54.3%。期内实现轨交+物业合同销售金额为约人民币20.9亿元。

公告显示,期内公司主要于广州、深圳、杭州、郑州、青岛、成都、江门等城市新增14幅土地,总建筑面积约为374万平方米。截至6月30日,总土地储备达到约2,152万平方米,较年初上升10.9%,其中1,055万平方米位于大湾区,占比约为49.0%。

期间债务结构持续优化,融资渠道多元,境内成功发行25.0亿元公司债,发行利率3年期3.85%,3+2年期3.93%。2019年上半年平均借贷成本为4.76%,同比下降6个基点。

此外,该集团完成向广州越秀集团、广州地铁集团收购品秀星图86%股权,首个轨交+物业项目成功收购,增加土地储备约139万平方米。广州地铁集团成功投资该公司,持股约19.9%,成为公司第二大股东。
