旭辉(00884.HK)称采量入为出拿地策略逐步提升租金收入占比
旭辉(00884.HK)主席林中在中期业绩记者会上表示,下半年会持续关注一、二线城市等市场的土地获得机会,会采取量入为出及滚动拿地策略,获取较便宜的土地,强调拿地是追求质量而非数量。他期望,未来招拍挂拿地占比在约60%,收购并购等多元化拿地比例则占约40%。
他又指,集团希望由纯开发商,转变成开发收租并举,预期未来10年至20年集团的租金收入会逐步提升。长远而言,目标是租金可占营业收入的30%。
集团上半年的销售回款率进一步提升至95%,首席财务官杨欣称是因集团在一、二线城市有丰富信贷资源可支撑回款,而回部管理严谨亦有助提升回款率。融资方面,他指集团采用灵活融资,会视乎成本、期限及便利性等多方面因素选择融资渠道,因此境内外融资比例会稍有波动。随着境外资产逐步增加,境外负债亦会相应提升,但总体仍保持稳健。
另外,林中提到,集团在香港亦有发展项目,但由於香港属成熟市场,内地仍属成长型市场,预期未来内地及香港的业务比例不会有大改变,内地会续维持较重占比。
