旭輝(00884.HK)稱採量入為出拿地策略逐步提升租金收入佔比
旭輝(00884.HK)主席林中在中期業績記者會上表示,下半年會持續關注一、二線城市等市場的土地獲得機會,會採取量入為出及滾動拿地策略,獲取較便宜的土地,強調拿地是追求質量而非數量。他期望,未來招拍掛拿地佔比在約60%,收購併購等多元化拿地比例則佔約40%。
他又指,集團希望由純開發商,轉變成開發收租並舉,預期未來10年至20年集團的租金收入會逐步提升。長遠而言,目標是租金可佔營業收入的30%。
集團上半年的銷售回款率進一步提升至95%,首席財務官楊欣稱是因集團在一、二線城市有豐富信貸資源可支撐回款,而回部管理嚴謹亦有助提升回款率。融資方面,他指集團採用靈活融資,會視乎成本、期限及便利性等多方面因素選擇融資渠道,因此境內外融資比例會稍有波動。隨著境外資產逐步增加,境外負債亦會相應提升,但總體仍保持穩健。
另外,林中提到,集團在香港亦有發展項目,但由於香港屬成熟市場,內地仍屬成長型市場,預期未來內地及香港的業務比例不會有大改變,內地會續維持較重佔比。
