大摩下半年香港住宅楼价及零售销售风险大但偏好中港写字楼

大摩发表研究报告指,看到投资者在受到重创的香港地产股中寻找「平货」,因其股息收益率已创历史新高,达到4.5%。但该行见到今年下半年楼价及零售销售仍有更多风险,故短期将会避开相关股,并较偏好中港写字楼股份。

报告指,过去一个月虽然地产股已跑输恒指约6%,但相信仍未见底。而写字楼空置仍然处于低水平,故较看好写字楼股份,推荐恒隆(00101.HK) 、太古地产(01972.HK)及新地(00016.HK),胜过九龙仓置业(01997.HK)、希慎(00014.HK)及恒地(00012.HK)。
