远东发展(00035.HK)24.46亿夺启德商业酒店地低预期
地政总署公布,远东发展(00035.HK)以24.46亿元击败其余九家发展商,夺启德体育园的商业及酒店用地,市场原先估值介乎27.5亿元至37.8亿元,楼面地价每平方尺7,100.18元,低於市场预期。
其他投标者包括长实集团(01113.HK)、中国海外发展(00688.HK)、会德丰(00020.HK)、新鸿基地产(00016.HK)、信和置业(00083.HK)、鹰君(00041.HK)及建灏地产等。
根据卖地章程显示,项目发展酒店楼面不多於17.2万平方尺,须提供零售娱乐楼面最多1.7万平方尺,连附属设施,将占总楼面最多约6至7成。而写字楼楼面则不可少於10.3万平方尺。发展商须负责将地盘以外的毗邻指定范围,建造公共休憩公园及管理。 ~
