启德承启道商业地最少接10标

政府推出的启德承启道邻近启德体育园的商业及酒店地皮今日(9日)中午截标,现场所见,截至中午12时,最少接获10份标书,包括会德丰(00020.HK)、建灏地产、中海外(00688.HK)、长实集团(01113.HK)、远展(00035.HK)、信置(00083.HK)、新地(00016.HK);有指鹰君(00041.HK)亦有入标。会德丰、建灏地产、长实、远展及信置表示独资入标。

会德丰地产高级经理(物业估价及研究)何伟锦表示,看好启德商业区前景,近期市况波动,集团出价都是按自身情况计数。至於地政总署上调公开招标承投政府土地的初始按金,最高金额将由过往的2,500万元,增加至5,000万元,何氏认为合理。建灏地产行政经理林绮华则指该公司出价较保守。

上述项目最高可建楼面约34.4万平方尺,市场估值介乎27.5亿元至37.8亿元。卖地章程显示,项目发展酒店楼面不多於17.2万平方尺,须提供零售娱乐楼面最多1.7万平方尺,连附属设施,将占总楼面最多约6至7成。而写字楼楼面则不可少於10.3万平方尺。发展商须负责将地盘以外的毗邻指定范围,建造公共休憩公园及管理。
