啟德承啟道商業地最少接10標

政府推出的啟德承啟道鄰近啟德體育園的商業及酒店地皮今日(9日)中午截標,現場所見,截至中午12時,最少接獲10份標書,包括會德豐(00020.HK)、建灝地產、中海外(00688.HK)、長實集團(01113.HK)、遠展(00035.HK)、信置(00083.HK)、新地(00016.HK);有指鷹君(00041.HK)亦有入標。會德豐、建灝地產、長實、遠展及信置表示獨資入標。

會德豐地產高級經理(物業估價及研究)何偉錦表示,看好啟德商業區前景,近期市況波動,集團出價都是按自身情況計數。至於地政總署上調公開招標承投政府土地的初始按金,最高金額將由過往的2,500萬元,增加至5,000萬元,何氏認為合理。建灝地產行政經理林綺華則指該公司出價較保守。

上述項目最高可建樓面約34.4萬平方呎,市場估值介乎27.5億元至37.8億元。賣地章程顯示,項目發展酒店樓面不多於17.2萬平方呎,須提供零售娛樂樓面最多1.7萬平方呎,連附屬設施,將佔總樓面最多約6至7成。而寫字樓樓面則不可少於10.3萬平方呎。發展商須負責將地盤以外的毗鄰指定範圍,建造公共休憩公園及管理。
