香港楼市突然变脸!7月成交总额大跌46%何时重拾涨势?

在经历连续4个月的回暖之后,香港楼市再次遭遇寒流。

香港7月楼市成交额大跌46%

近日,香港土地注册处发布的7月份统计数据显示,7月份所有类型房屋交易数量为6380套,同比下跌24.6%;所有类型房屋交易总额为540亿港元,同比大跌45.7%。

其中,住宅类房屋交易数量达4805套,交易总额为441亿港元,分别同比下跌21.1%、32.4%。与6月相比,交易数量环比上升3.8%,交易总额环比下跌2.8%。

下滑开始于6月

数据显示,香港楼市下滑是从6月份开始的。当月,香港住宅销量下跌超过43%至4627套,创4个月以来新低。其中,一手住宅销售下跌至仅1111套。

从房价上看,根据香港差饷物业估价署最新数据,6月私人住宅售价指数报393.7,按月下跌0.78%,属楼市自2019年1至5月间“五连升”后首次“断缆”。最新官方数据指出,今年1-5月,香港整体住宅楼价已上升10.4%。

从市场上看,地产股也呈走跌趋势。6月以来,新鸿基地产股价下跌了8.62%,长和同期下跌了7.36%,九龙仓置业下跌14.38%,恒基地产下跌5.93%,新世界发展下跌14.36%。

楼市下滑原因

对于房价从高位回落,长实地产投资董事郭子威表示,影响香港楼市走势的三大因素为经济前景、息口走势及社会气氛。其中,美联储年内有机会再度减息,对楼市而言,属实“佳音”,但近期香港经济呈下行压力,对楼市将构成负面影响。

莱坊早前分析楼价与香港恒生指数的关连性的研究则发现,一般住宅的楼价走势跟随恒生指数变化,但滞后三个月。自5月份以来,恒生指数曾一度下跌近10%,因此,一般住宅楼价有机会出现相应的调整。

何时能重拾涨势?

对于香港楼市前景,中原集团主席兼总裁施永青此前表示,由于目前香港房价走势已不是由社会和大多数人所决定的,楼价与购买力早已脱节,目前主要掌握楼价走势的为社会上收入最高的10%,其为过去量化宽松的受益者。

施永青表示,该群人目前主要担忧资金存放的问题,然而目前这些人仍然愿意将资金投放于楼市。因此,在众多不利因素影响下,预计香港楼价会高位争持,缓缓调整,下半年预期会有回落,但不容易大跌。与此同时,受社会气氛影响下,最近两月成交量较过去有所下跌,部分买家入市意欲下降,但刚需盘因属于民生需求,故仍然有一定市场。

莱坊高级董事及估价及咨询主管林浩文则称,展望下半年楼价走势,估计楼市会较波动,但全年仍可录约5%的升幅。

值得一提的是,标普全球评级在今年早些时候亦表示,在经历去年的走跌后,预计2019年香港房价将反弹5%,因美联储暂缓加息后,香港加息压力有所缓解。
