《大行報告》麥格理下調太古地產(01972.HK)目標價至35.86元評級「跑贏大市」

麥格理發表報告指,考慮近期社會不穩,維持對今年下半年零售銷售進一步放緩的預期,而太古地產(01972.HK)旗下位於金鐘的零售物業更是處於「風眼」,東涌東薈城亦受到旅客減少的負面影響,因此該行已對太古廣場、東薈城及太古城中心的零售收益預測進行調整。

數據顯示,今年上半年太古廣場商場零售額按年跌4.2%,相對於海港城及時代廣場則分別跌0.6%及3.6%。當中原因除了零售市道疲弱外,Harvey Nichols因裝修而5月底起暫停營業亦有所影響。

不過報告補充,相對於本地地產商,太古地產擁有較強防守力,主因香港零售物業只佔其資產淨值15%,香港寫字樓物業則佔45%,該業務具韌性,同時內地投資物業續錄增長。該行下調其2019至2020年盈利預測5.6%及4%,目標價由37.19元降至35.86元,維持「跑贏大市」評級。
