大酒店(00045.HK)半岛办公大楼业绩持续向好中期息每股4港仙
格隆汇8月7日丨大酒店(00045.HK)公布，截至2019年6月30日止6个月，实现收入27.91亿港元，同比减少2%；股东应占盈利2.54亿港元，同比减少60%；每股盈利0.16港元；拟派每股中期股息4港仙。
公告称，于2019年上半年，香港半岛酒店在平均房租方面占有市场领导地位，但整体收益较去年同期下降7%，部分原因是2018年上半年的一项非经常性团体业务，而获得个别性的业务表现。
而半岛办公大楼业绩持续向好，2019年上半年内全期租出，短期前景稳定。半岛酒店商场出租率达83%，而香港整体高端零售环境依然疲弱。
上海半岛酒店方面，综合项目除酒店外，还包括商场及一栋建有39套公寓的住宅大楼，截至2019年上半年合共售出29间住宅单位。半岛酒店商场出租率达95%，而近期的租赁趋势亦维持稳定。
商用物业分部方面，山顶凌霄阁的铺位于2019年上半年全数租出，但由于山顶缆车暂停服务，收入下跌7%，而且一如2018年报预警所言，顶层露天观景台凌霄阁摩天台428亦因此受到影响。公司亦计划了多项重大销售及推广策略，继续积极推动山顶的业务。
会所与服务分部方面，山顶缆车是香港最受欢迎的旅游景点之一，由香港上海大酒店经营至今已历131年。于2019年4月至7月期间，山顶缆车暂停服务，以便进行早前公布并获得香港特区政府于2018年批准的升级工程。受缆车服务暂停影响，2019年上半年的收入下跌31%，而且，诚如2018年报及2019年6月刊发的盈利警告所提及，集团盈利亦因此受到重大影响。升级工程包括加设有盖排队等候区，内设娱乐设施，最多可容纳1,300名乘客。新缆车的载客量将由目前的每班120名乘客增至210名，届时将可大大缩短旅客的等候时间。升级工程预计将于2021年完工，工程费用达6.84亿港元，全数由香港上海大酒店出资。缆车将于第二阶段施工期间暂停服务，届时将会对集团于2020年的盈利带来负面影响。
此外，公司发展中项目包括伦敦半岛酒店、伊斯坦堡半岛酒店及仰光半岛酒店。
