恒隆地产(00101.HK)强调中港双线发展冀香港平稳/内地增长加快

恒隆地产(00101.HK)今日公布上半年业绩,期内集团香港租赁业务组合总收入及营业溢利分别上升3%及4%,被问及增长能否持续,以及近期社会动荡对旗下零售业务的影响,董事长陈启宗指能否维持增长没有水晶球,但即使政治事件令本港零售受影响,集团亦有租约在身,不会一次过失去所有收入。至於若发生冲突会否让警察进入旗下商场执法,集团指暂时未有资料公开。被问及有否观察到机构投资者走资,陈氏指评论豪宅市场言之过早,因为购买豪宅的诱因与一般市场不同。

行政总裁卢韦柏表示,有关对峙情况令零售减慢,作为香港人亦感到不安,希望尽快恢复和平。他又指,旗下商户上半年生意表现不错,在发生事故的日子生意有一定影响,但实际影响目前未有概括数字及结论。至於若发生冲突会否让警察进入旗下商场执法,集团指暂时未有资料公开。

未来发展方面,卢韦柏指集团目前旗下有两个重建项目,淘大工业村项目将发展成住宅,预期2022-2023年完工;电气道项目则预期发展商业项目,料2022年完成,预期两者均会出售。集团指两项目地价早前已付清,建筑费用等预期为10多亿元。

卢氏又指,集团一直是国内及香港双线发展,香港方面预期未来将平稳发展,希望不会大跌;内地方面,虽然中美存在贸易摩擦,但国内有很多政策推动内销,人民币下跌亦令奢侈品牌在国外与国内的售价收窄,加上配合打击代购等措施,认为国内增长具可持续性,尤其二线城市增长特别快,未来增长更有望加快。
