恆隆地產(00101.HK)強調中港雙線發展冀香港平穩/內地增長加快

恆隆地產(00101.HK)今日公布上半年業績,期內集團香港租賃業務組合總收入及營業溢利分別上升3%及4%,被問及增長能否持續,以及近期社會動盪對旗下零售業務的影響,董事長陳啟宗指能否維持增長沒有水晶球,但即使政治事件令本港零售受影響,集團亦有租約在身,不會一次過失去所有收入。至於若發生衝突會否讓警察進入旗下商場執法,集團指暫時未有資料公開。被問及有否觀察到機構投資者走資,陳氏指評論豪宅市場言之過早,因為購買豪宅的誘因與一般市場不同。

行政總裁盧韋柏表示,有關對峙情況令零售減慢,作為香港人亦感到不安,希望盡快恢復和平。他又指,旗下商戶上半年生意表現不錯,在發生事故的日子生意有一定影響,但實際影響目前未有概括數字及結論。至於若發生衝突會否讓警察進入旗下商場執法,集團指暫時未有資料公開。

未來發展方面,盧韋柏指集團目前旗下有兩個重建項目,淘大工業村項目將發展成住宅,預期2022-2023年完工;電氣道項目則預期發展商業項目,料2022年完成,預期兩者均會出售。集團指兩項目地價早前已付清,建築費用等預期為10多億元。

盧氏又指,集團一直是國內及香港雙線發展,香港方面預期未來將平穩發展,希望不會大跌;內地方面,雖然中美存在貿易摩擦,但國內有很多政策推動內銷,人民幣下跌亦令奢侈品牌在國外與國內的售價收窄,加上配合打擊代購等措施,認為國內增長具可持續性,尤其二線城市增長特別快,未來增長更有望加快。
