中金上调融创中国(1918.HK)今明两年盈利预测
中金发表报告指,融创中国(1918.HK)中期业绩强劲,形成短期催化剂,同时销售额亦将带动公司进一步价值重估,故分别上调融创中国今明两年盈利预测8%和10%至281亿元和351亿元(人民币,下同)。
报告指,今年交付相对前置和利润率改善将带动公司上半年实现强劲业绩,预计上半年核心净利润超110亿元,预计按年增加超过100%,其中不包括乐视相关减值损失、并购收益及其摊销等。
销售额方面,上半年公司销售额2142亿元,完成全年销售目标39%,预计全年5500亿元销售目标将可如期完成。
至于资产及负债,因公司上半年公司拿地积极,净负债率可能暂时上升,在今年上半年末达到200%-210%。公司希望通过在下半年加快销售并放缓拿地使净负债率在今年末下降至120%-130%。
