《大行報告》高盛降太古地產(01972.HK)評級至「沽售」目標價下調至29元

高盛發表研究報告指,預計香港寫字樓市場的空置率將開始上升,以及將寫字樓2019年至2021年度預測租金或平均售價,由此前預料每年增長2至3%,調低至各年分別升0%、跌5%及跌3%。而且自第二季開始,由於貿易戰升溫,影響內地企業租賃需求,再加上未來數年新供應陸續投入,香港寫字樓租金已見疲弱。

報告指,由於香港寫字樓佔太古地產(01972.HK)的總資產值60%,故將其2019年至2021年每股基本盈測調低最多5%,加上不預料公司短期會派特別息,故將目標價由33.5元降至29元,評級由「中性」降至「沽售」。
